Sodale group is looking to collaborate with students to prepare for a capital raise plan. Work stream 1 will be working on communicating metrics with investors. Work stream 2&3 will focus on doing research for UrBestLife and UGotThis. Understanding rental rates and mortgage rates, zoning regulations and development and financial evaluation of multiplexes in various neighbourhoods across the GTA and nearby regions. Work stream 4 will work to create an integrated financial model based off the research done by all the other work streams and test to make sure that data is accurate.
ALL final deliverables should include:
- Related financial model
- Summary deck
- Marketing / Messaging component
Students will be placed into one of the various work streams...
Stream 1 Investor Relations:
In Phase 2 the investor relations stream is looking to close out on work they have already done in Phase 1. They will be making final updates to the due diligence decks layering in work done by DTTP. They will also provide the financial report to show investor return.
Stream 2 UrBestLife:
In Phase 2 the UrBestLife stream will be covering real estate and developer research for high end living. Activities include updating the target neighbourhoods and creating the summary deck, researching relevant / current real estate purchases of comparable properties, researching rental rates for multiplexes in relevant neighbourhoods. And providing overall indicative real estate profiles. Plus, if possible, further refine the target list of local small / medium size developers who build missing-middle properties in that neighbourhood and profiling them.
Stream 3 UGotThis:
In Phase 2 the UGotThis stream will be covering real estate and developer research for middle class living. Activities include updating the target up and coming neighbourhoods and creating the summary deck, researching relevant / current real estate purchases of comparable properties, researching rental rates for multiplexes in relevant neighbourhoods. And providing overall indicative real estate profiles. Further refine local small / medium size developers who build missing-middle properties in that neighbourhood and profiling them.
Stream 4 Finance Model:
Update overall finance model and parametrize the model and include updated financial metrics for both the Joint Venture fund model and the REIT model.
Students will connect directly with us for mentorship throughout the project. We will be able to provide answers to questions such as:
- Our mission, values and goals
- Input on decisions, deliverables, problems or anything else the students might encounter.
